For Title & Escrow · A guided tour

One shared closing timeline. Nobody chases status again.

Work each order through a milestone timeline and a document checklist — and every step you post is seen live by the loan officer and Realtor who referred it. It sits alongside your title production system, never replacing it, and money never enters the message. Scroll — this is the real workspace.

The closing side is where deals go dark.

Status scattered across email, phone tag and one-off portal invites. Here's the honest difference — then we'll show each piece working.

01
Post status once, everyone sees it
A milestone timeline both you and the referring partners can read — no more "any update?" calls or re-sending the same status five ways.
02
It sits beside your system, never replaces it
Title search, policy production, accounting and recording stay in your licensed system of record. Loopenta coordinates status, documents and scheduling — nothing more.
03
Money stays out of the message
Never wiring instructions, never funds, never the Closing Disclosure. Money milestones are status-only, with a pinned wire-fraud warning on every file.
How we show the product below: every screen is a faithful rebuild of Loopenta's actual closing workspace — real milestone ladders, doc lists and flow-back from the app — with clearly-illustrative sample data. Representations, not live screenshots; names are examples.
Pillar 1The closing workspace — accept, advance, track

Work the order through a milestone timeline

Accept an order, advance it one tap at a time through a domain-accurate ladder, and keep a shared document checklist — all in one screen that the referrer can see into.

Milestone timeline + document checklist

One screen, the whole file

Accept the order and the ladder begins. Mark each step done as you complete it; the file auto-closes at 100%. The document checklist tracks needed vs. received vs. sent — coordination only, never the system of record.

  • Title ladder: order → search → commitment → curative → cleared → recorded → policy
  • Document checklist with a needed / received / sent toggle
  • "Copy status update for partners" generates a paste-ready note
Example: File VT-23996 sits at "Title commitment issued," ~60%, closing in 5 days.

Pillar 2Status flows back to your referrers — live

The partners who sent you the order see it move

This is the part that earns the next order. Every milestone you post appears, read-only, on the home screen of the loan officer or Realtor who referred the file — no extra logins, no status calls.

Referrer's-eye view

"Closings in progress," updating itself

Your referrers get a live card of every order they sent you, with the current milestone and a progress bar — title in blue, escrow in purple. It's rules-enforced: they can read their own referred files, never write, and never see another org's.

  • Live status on the referrer's home — no second system to check
  • Each order ties to the loan officer or Realtor who sent it
  • Read-only and org-scoped by security rules

Pillar 3Built for closing safety

Coordination only — money stays in your licensed system

Wire fraud is the number-one closing risk, so Loopenta keeps money out of the message entirely. The guardrails aren't a promise — they're built into the workspace.

The guardrails, in the product

Status-only money milestones + wire-fraud warning

The Closing Disclosure, funding and disbursement appear as status only — non-editable to a money state, with a note that the lender's CD governs. A pinned wire-fraud banner sits on every file, and a RESPA note sits on the partner directory.

  • CD / funding / disbursement marked "status only"
  • Pinned wire-fraud warning on every file
  • Never wiring instructions, never funds, never the system of record for docs

⚠️ Loopenta never sends, stores, or changes wiring instructions. Verify any wire request by phone at a number you confirmed independently — before sending funds.
Closing Disclosure issued status only (lender)
Funded status only
Disbursed status only
Informational only — the official Closing Disclosure is provided by the lender and governs the transaction.

Roadmap

Automatic order intake from the pipeline

Today you create the order inside the closing workspace — address, file number, parties, referrer, target close — then work it. The vision is for orders to arrive pre-filled from the lender's deal already in the loop (correct names, property and dates, no re-keying). That auto-intake isn't built yet, so we're flagging it honestly: it's on the roadmap, not in the product today.

Straight answers

Does this replace my title production system (Qualia, SoftPro)?
No — it's a coordination layer beside it. It never does title search, policy production, escrow accounting or recording. Your licensed system stays the system of record; Loopenta keeps milestone status, a document checklist and scheduling in sync with the partners who referred the order.
Is it compliant — does it touch money or the CD?
No. It never sends or stores wiring instructions, never moves funds, and never authors or delivers the Closing Disclosure. Money milestones are status-only and non-editable to a money state, and a wire-fraud warning is pinned to every file.
How do orders get in?
Today you create the order in the workspace, then work it through the timeline. Automatic order intake pre-filled from the lender's deal in the loop is on the roadmap — not built yet, and we won't pretend otherwise.
When can I get it?
The workspace is in early access with title and escrow partners — you can see it work today. Request access to join and help shape the auto-intake.

Stop chasing status. Close in the open.

Work the file once; the partners who referred it see every milestone live. We're onboarding early title & escrow partners in small groups.
